Ahmedabad Flex Workspace Leasing Jumps 570% in H1 2026

Ahmedabad's flex office market just posted its fastest growth on record. Flex seat leasing rose 570.3% year-on-year in H1 2026. That is according to a new Cushman & Wakefield report. It is the sharpest jump among all major Indian cities.

Ahmedabad Flex Seat Leasing 

Ahmedabad recorded 4,927 flex seats leased in H1 2026. That is up from 735 seats in H1 2025. The city leased almost seven times more flex seats than a year earlier. 

Ahmedabad's flex volume is still small next to India's top office markets. But the growth rate stands out. Kolkata is the only other city that comes close, at 48% growth. 

A separate Cushman & Wakefield report on Ahmedabad backs this up. It shows nearly 0.5 million square feet (MSF) of office leasing in the city in Q2 2026 alone. That takes total H1 2026 office leasing to about 0.8 MSF. Flex operators led this activity. IT-BPM and professional services firms came next. 

How Ahmedabad Compares to Other Indian Cities 

Flex leasing grew almost everywhere in India in H1 2026. But not at the same pace. Here is how the top eight cities compare: 

Bengaluru still leads India in total volume. It has 57,487 seats and a 30% share of demand. But its growth rate trails Ahmedabad's by a wide margin. That gap shows one thing: companies are now looking at flex space beyond the big four markets. Those markets are Bengaluru, Mumbai, Delhi NCR and Hyderabad.

Why Is Flex Office Demand Rising in Ahmedabad? 

1. Global Capability Centres (GCCs) are driving flex demand nationwide. GCCs made up 44% of all flex seats leased across India in H1 2026, up from 37% for the whole of 2025. That jump matters because flex space lets a GCC start work fast, without waiting on a long-term lease or a full office fit-out. 

2. Companies are choosing speed over long-term commitment. Flex operators leased 8.4 MSF of office space across India in H1 2026, up 55% from a year earlier, and their share of all office leasing climbed to nearly 20% from 13% in H1 2025. Put simply, more firms are picking ready-to-move offices instead of building their own from scratch. 

3. Ahmedabad's infrastructure push is raising the city's profile. Ahmedabad is building new connectivity projects ahead of the 2030 Commonwealth Games. It already has a strong IT and manufacturing base. Together, these can make the city more attractive to firms scouting new locations in Gujarat.

What Occupiers Are Asking For 

Ramita Arora heads Cushman & Wakefield's India flex business. She said flex space has become a core part of corporate real estate plans. Companies now want offices built around their own brand and culture, not just standard desks. Flex operators are responding with spaces that meet global office standards. 

This matters for Ahmedabad. Flex operators prefer high-quality, well-located buildings over older stock. So as more operators enter the city, owners of Grade A commercial buildings stand to gain the most.
